SHORT-TERM RENTAL AGREEMENT

This Short-Term Rental Agreement ("Agreement") is made and entered into as of the

2. Payment Terms

Payment is required in full at the time of booking through the Host's platform: blessedbnbs.holidayfuture.com.
No security deposit is required.

3. Cancellation Policy

Full Refund:
- To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
50% Refund:
- If guests cancel 14 or more days before check-in but not within the 48-hour window, they will receive a 50% refund.
- If guests cancel between 7 and 14 days before check-in, they will also receive a 50% refund.
No Refund:

If guests cancel less than 7 days before check-in, no refund will be issued.

4. House Rules

No Smoking:Smoking is prohibited inside the property. A $200 fee will apply for violations.
No Parties or Events: Unauthorized events or parties are grounds for immediate termination of the stay without refund.
Pets:
- Dogs only are allowed, with a fee of $25 per pet per night.
- A maximum of two (2) dogs is permitted per stay.
- Dogs must weigh 60 lbs or less.
- Guests must disclose the presence and number of dogs at the time of booking.
- Dogs are not permitted on furniture or beds.
- Guests are responsible for cleaning up after their dogs, both indoors and outdoors.
- Any damage caused by dogs will be charged to the Guest.
- Failure to comply with the pet policy may result in additional fees or immediate termination of the stay without refund.
Quiet Hours: Quiet hours are from 11:00 PM to 7:00 AM.
Occupancy Limits: Maximum occupancy is 8 people.
Furniture: None of the furniture should be moved or taken apart under any circumstances. All tables, dressers, beds, and bedframes must remain where you found them for the entirety of your stay.

5. Guest Responsibilities

Maintenance: Keep the property in good condition and notify the Host immediately of any issues.
Cleanliness:
- Leave the property in a tidy condition upon departure.
- Follow all check-out instructions provided by the Host.
Lost Items: Guests are responsible for the cost of replacing lost keys, remotes, or other items.

6. Liability

The Guest assumes responsibility for all personal property during their stay.
The Host is not liable for accidents, injuries, or loss of property.

7. Check-In/Check-Out

Check-Out Time: No later than 11:00 AM.

8. Termination

The Host reserves the right to terminate the Agreement and remove the Guest from the property without refund if rules are violated or unlawful activity occurs.

9. Dispute Resolution

Any disputes arising from this Agreement will be resolved through binding arbitration in Oklahoma.

10. Entire Agreement

This Agreement constitutes the entire understanding between the parties. No other agreements, promises, or representations shall be binding unless made in writing and signed by both parties.
